We sell a variety of buildings including Robin portables, dog kennels, green houses, screen rooms, metal carports, barns, garages, etc. We also offer some materials that can be ordered from the factories, blocks, anchors, and custom built ramps. Yes, unfortunately due to rising fees from accepting credit cards, we now charge a 3.5% fee on all credit cards. A $50 charge back fee will also be assessed if the customer cancels a payment or requests a refund. 

At this time, we do not offer permitting. This is the homeowner's responsibility. For portable buildings, please know permits do require anchors, and those are not included in the price of the building. Anchors are $50 each and a minimum of 2 is required for GA buildings, FL buildings will require 4+ depending on the size. For steel buildings, you MUST pay $150 for basic blueprints to be sent to your county office only AFTER the purchase of your building. Any site-specific blueprints will cost $500+ and are estimated on a case by case basis. All blueprints must be sent to a county employee's email address only, not a personal email. It is the customer's responsibility to retain and share this information prior to the building installation. Any building changes made will require a set of second blueprints to be paid by the customer prior to installation. O'Steen Buildings is not responsible for negligence or hiccups in the permitting process. 

Delivery times depend on several factors. For portable buildings, typically we deliver within a week or two depending on the weather, if your building is in stock or needs ordering, if you have to do site prep work before we can deliver, and when we have other deliveries in the area. When it comes to steel site-built buildings, the average delivery time is 4-6 weeks from the time your pad or installation surface is ready, not necessarily from the date you order. Other factors such as adding or making building changes, not responding to scheduling calls, weather, and the area that you are located in may cause a longer delivery time. Please ask at the time of purchase for the most accurate delivery times. 

Our portable buildings are available for free delivery within a 50 mile radius from Valdosta, GA. Additional deliveries may be available on a case by case basis for an additional charge. Steel buildings are available in all of GA and AL, and from around the Ocala, FL area and North FL including the panhandle. 

O'Steen Buildings is not responsible for any removal of fences, trees, limbs, or any other obstacles during delivery of our portables or during private moves. We also cannot disconnect power, pipes, etc. This is the homeowner's responsibility. If we are not able to deliver/set the building due to obstacles, there will be a $500 return trip fee to be paid prior to rescheduling. If the mule is needed due to tight spaces, or abnormal building placement, a $400 mule charge will need to be paid before the building is set. O'Steen Buildings is not responsible for damage of property that is in the way of delivery. O'Steen Buildings must have written consent from the neighbor if alternate driveways or yard access is needed for delivery. We are not responsible for grass, sprinkler systems, etc. 

It is solely the customer's responsibility to make sure their installation surface is completely level. The installers will not level any ground at the time of install, and you may be charged a 5% restocking fee and $200 return trip fee if the ground is not prepared when the installers arrive. Any questions about leveling and/or surfaces should be asked at the time of purchase. 

At this time, we do not offer refunds on buildings. Certain cases may be reviewed if there are unforeseen circumstances on in stock orders or newly placed steel orders. All material orders, scheduled delivery, or specialty portable buildings are non-refundable, no exceptions. 

Our steel buildings are designed to fit on a pad that is the exact size of the building. Proper pad size and footer depths are essential to your building being installed properly. We do not recommend that you pour a concrete pad larger, or leaking may occur. You will be asked to sign a waiver if the pad is incorrect. Please verify all pad questions with a sales associate prior to purchase.
